Millbrook Resort starts work on $50million development

Four years of planning, appeals, hearings and zone changes have finally come to fruition for Queenstown’s Millbrook Resort. Initial site clearance is underway and, under a separate consent, work has almost been completed on shifting the Arrow Irrigation Pipe to a new location to make way for the development.

Groundworks include a raft of ecological and landscape enhancements, the first land titles should go live in late 2020, and once the new golf course is constructed and ‘grown-in’ it should be playable by 2021.

Millbrook Director of Property and Development Ben O’Malley says the net was cast “far and wide” for project tendering, with the main earthworks contract going to Grant Hood Contracting from Ashburton.

Highly-experienced turf specialist company TIC Golf Projects Ltd has been awarded the main golf course construction project, the same company that developed the resort’s Coronet Nine course, along with a golf course irrigation installation contract.

Millbrook is still working through detailed design on works such as roading, reticulated services and the resort’s distinctive schist stone walls.

In the initial earthworks phase, half a million cubic metres of material will be moved within the site. A ‘zero cut to fill’ balance means all work will be carried out with material contained within the farm area, with topsoil stripped and stored before being re-spread once earthworks are complete.

Mr O’Malley says Millbrook has been working alongside the Friends of Lake Hayes and the Otago Regional Council to support their initiative to discharge off-peak water from the Arrow River irrigation race to Mill Stream (which runs through Millbrook into Lake Hayes).

“They believe this will help enhance the water quality of Lake Hayes and we have the means to provide them the link between the Arrow Irrigation Company pipe and Mill Stream,” he says.

The ORC is part-way through a plan change process that will see a minimum flow placed on the Arrow River, from which Millbrook currently sources its golf irrigation water via the AIC.

The minimum flow process would pose a risk to Millbrook’s golf operations, as it’s sand-based tees and greens, installed to meet international PGA specifications, require daily watering.

“To guard against this risk we’re also constructing a 30million-litre water storage lake on the farm land,” says Mr O’Malley.

The new 36-hole format at Millbrook s been described as a ‘game changer’ for the resort, effectively adding 100% golf capacity with two fully operational 18-hole courses that can be operated simultaneously.

It’s being welcomed by the growing number of Millbrook Country Club members who will be able to play an ever-changing private members’ course on a daily basis, as well as another for tourists and locals.

It’s also good news for the long-term future of the New Zealand Open, currently hosted at Millbrook in conjunction with The Hills golf course.

The Open has always planned to move to a three-course model, similar to international Dunhill Links and AT&T events, and having two courses available at Millbrook would enable this goal to be achieved.

Ben O’Malley says the resort is “ecstatic” to be getting underway with the development.

“It’s been over four years since we first bought the former Dalgleish Farm land with the dream of adding to the resort,” he says.

“There’s been a lot of hard work from our consultants and planning team to get to this point, but now it’s all coming to fruition it’s simply fantastic.”

The land has provided a fantastic opportunity for the golf course team, as well as lending itself to the development of two discretely and geographically-separated residential neighbourhoods.

The large upper plateau contains 24 sites boasting elevated panoramic views over fairways and pastoral lands to the wider basin. The lower slopes are home to a further 18 sites with north-facing outlooks over an enhanced Mill Stream and the last of the stunning new golf holes. Most of the sites are expected to sell for over $1million each.

Parts of Mill Stream will be widened to create larger waterways and enhanced wetlands. The new development will retain a rural, agrarian style with over 20 hectares of working farmland retained for grazing and retention of a historic woolshed.

The original 1860’s farmhouse will also stay on the land, with some sympathetic additions.

US snowboarding Olympian Chris Corning is lining up to take on an amped field of kiwi snowboarders in the Treble Cone Banked Slalom 2018. The iconic event has a strong history and its open entry status always attracts outstanding local talent, riders from around New Zealand and visiting international professionals. Chris has made a name for himself in both slopestyle and big air with two World Championships and World Cup titles under his belt. Earlier this year he finished fourth in the 2018 PyeongChang Olympic Big Air competition.

Previous events have seen entries from stars such as Freeride World Tour boarder Amber Schuecker, pro Norwegian Terje Haakonsen, and former Olympian Scotty Lago.

Even kiwi freestyle skier Jossi Wells has strapped on his snowboard to take on the course.

New Zealand’s ski areas attract international pro riders during the Northern Hemisphere’s off-season, and the festival atmosphere of the Treble Cone Banked Slalom is a big attraction for visiting athletes.

As a result, it’s an event at which local riders can find themselves facing down big-name pros, although the results aren’t as predictable as some might think. The technical nature of the course means that there’s plenty of opportunities for unforced errors and some surprising winners!

Local snowboarding royalty Deni Bevin, 42, is looking to reclaim his Master’s title and is excited to be competing against top athletes from the world circuit.

“I love giving the young guys a good run for their money,” he says. “Banked slalom is competitive by nature, but it really brings the whole snowboarding community together.

“It’s a great opportunity to compete against some of the best in the game. Winning the event a few years ago was a serious springboard and sent me to Mt Baker in the US to compete in one of the largest banked slalom competitions in the world”.

The Treble Cone Banked Slalom is part of the World Snowboarding Federation Banked Slalom World Tour, a global series that spans 14 countries.

The TC event sees racers pit themselves against the clock on a course that sees them riding high on the sides of a snow-filled gulley, aligning the classic snowboard feeling of ‘surfing the mountain’ with alpine racing.

This year’s event will see racers compete for glory in TC’s legendary Saddle Basin, which is renowned for its twisting fall line, natural airs and slashable banks.

There’s cash on offer for the winners in Open and Masters male and female categories and other prizes including Never Summer snowboards and the chance to compete in the legendary Mt Baker Banked Slalom.

Huge snow dump delivers epic powder day at Treble Cone

“Everyone up here is having a great time,” he says. “There were guests already waiting in line when staff turned up this morning, they were that keen.”

With Australian and New Zealand school holidays in full swing, the timing couldn’t be better.

“Half of Wanaka and all our school holiday visitors are up the mountain today having a whale of a time,” says Toby.

Treble Cone safety teams worked around the clock to ensure their renowned bowls, chutes and natural pipes could be open to riders as early as possible.

“We’ve had no less than 15 ski patrol members out on the mountain this morning undertaking control work. We even called in a helicopter to ensure we could open the Saddle Basin as soon as possible,” says Toby.

The Saddle Basin was cleared by ski patrol and opened by mid-morning.

“We have the highest elevation with the most diverse terrain in the area and when we receive such a huge dump in a short amount of time, avalanche control is essential to guarantee the safety of our staff and guests,” says Toby.

With over 1500 keen skiers and snowboarders hitting the slopes at Treble Cone today, the access road has been closed to uphill traffic to assist with car parking and traffic management.

Free shuttle buses are running flat out from the bottom of the access road to transport visitors to the base building.

With all lifts open and a base depth of 95cms in the Home Basin and 130cms in the Saddle Basin, Toby says skiers and snowboarders can enjoy epic, uncrowded conditions across the whole ski area.

“We have 550ha of skiable terrain, even on our busiest of days it’s rare to stand in a lift line or compete for fresh tracks,” says Toby.

“It looks like it’s going to be a hell of a winter.”

Excited for the season ahead, Mike Handford was stoked to be on the first chair.

“What a day to open! I’m looking forward to the bluebird day ahead and hanging out with the crew,” he says.

“I’ve been riding Treble Cone for nine years and love the terrain, people and epic sunrises.”

And the wait was worth it, as earlybird riders were rewarded with a glorious sunrise and cool clear conditions over Treble Cone’s Home and Saddle Basins.

The ski area opened five days early thanks to healthy pre-season snowfalls and General Manager Toby Arnott said staff were “pumped” to welcome their first guests of the season.

“The atmosphere’s been amazing this morning and there was a real sense of celebration in the air as we enjoyed some free Amisfield bubbles and welcomed back our loyal season pass holders with breakfast rolls,” he says.

“Anyone who’s ridden at TC over the years knows that this is an experience well worth waiting for, because as the largest ski area in the South Island we’ve got a massive 700m of vertical and some of the country’s longest groomed trails.

“If you want to go out and play, there are backcountry areas still within the ski area boundaries that are a playground of open faces, natural half pipes and fun drops.

“With 550ha of ski terrain, it’s no wonder our slopes are renowned for being wide open and uncrowded, and wherever you are on the mountain there are outstanding views of Lake Wanaka and the Southern Alps.”

TC’s opening has coincided with a cold snap that’s set to deliver a significant snowfall over the next two days.

“We couldn’t hope for a better start to our season,” says Toby.

All mountain facilities will operate from today onwards including rentals, lessons and a full F&B service with a new menu delighting hungry guests.

It’s all about the snow at Wanaka’s Treble Cone ski area

Crisp clear days and freezing cold nights have proved the perfect snowmaking cocktail for Wanaka’s Treble Cone ski area. A series of snowstorms that dumped just over a metre of snow in the Saddle Basin and on the upper mountain, and up to 50cm at the base, has been followed by a solid week of…

The week’s snowmaking has seen 180 pump hours translate into 16.5 million litres of water blasting through snowguns scattered around the ski area’s Home Basin.

The ski area’s new 380hp Pisten Bully’s along with two winch cats for steeper terrain have been put to work compacting the snow to form a superb base for the season to come.

In the Saddle Basin, 1.2km of wind fencing has collected tonnes of natural snow that is being used to form trails.

Treble Cone Field Operations Manager Dave Crotty, the ski area’s longest-serving staff member now on his 19th season, is in his element in the early snow.

Having worked in the industry for 31 years, (he has worked every winter in NZ since 1987, including 25 seasons aboard), his experience in New Zealand and overseas is unparalleled.

Dave has travelled all over the world, working in Asia, Europe and North America, with highlights including grooming and building World Cup and Olympic downhill race courses.

“I grew up on the farm so I like driving machinery and I obviously love skiing,” he says.

“I love the job because I want people to be able to ski down safely and enjoy the mountain and the snow. Wherever I go I still want to come back here because I still rate New Zealand and Treble Cone as pretty amazing for skiing.”

Camps include two group lessons daily and are a steal at just $499 per camp (a saving of $171 on full retail child group lesson prices).

Treble Cone’s official Burton Learn to Ride Programme provides specialised snowboard equipment designed to smooth the transition from beginner to intermediate rider.

“I moved to Wanaka because of Treble Cone,” he says. “I called it a ‘ski change’ because after having skied and worked all over the world the one place I felt most comfortable, the one place I kept coming back to, was Treble Cone.

“I love TC because of the incredible terrain and also because of the community around it, and although I’ve had amazing roles since I’ve been in New Zealand, this is the one I’ve always wanted. This is my dream job.”

Richard, 45, came to Wanaka from Sydney in 2013, where he worked for leading advertising and marketing agency HOST. In his first year in Wanaka he commuted weekly to Auckland where he was Group Business Director for world-class creative agency Colenso BBDO, before spending three years as Head of Brand and Marketing at Wanaka-based Mons Royale.

Richard believes Treble Cone has the potential to be an incredible “cult brand”.

“What’s important about Treble Cone as a brand is that there are very few ski areas in this country that spark such an emotive response in people. The potential that represents for TC is enormous. People love this place.”

Treble Cone ski area manager Toby Arnott says Richard brings the “perfect” skillset range to the role.

The property’s ‘open marae-inspired design’ offers the perfect meeting ground for travellers and Aucklanders alike, giving it a ‘welcoming heart’ with bursts of colour, life and energy.

The stylish new lounge bar sits at the heart of the hotel, where the removal of its original floor and ceiling features has revolutionised the space and opened it up to the sub-tropical gardens and the new swimming pool deck.

The hotel’s restaurant is now a destination in its own right, taking diners on a culinary journey of native New Zealand in a Pacific holiday setting – think hanging plants, bursts of colour and authentic finishing touches.

New furniture, flooring, light fixtures greenery and artwork throughout has added a modern twist, complemented by injections of Maori wood carvings, gifted by the local Iwi.

The pool is an oasis of calm amidst sub-tropical gardens, although it’s just minutes away from Auckland Airport terminals and all major motorways.

A group of committed stakeholders in the project included owners Cockpit International, InterContinental Hotels Group (IHG), Designworks, JSC Ltd and construction company Format.

The creative Designworks team designed the hotel so all public areas were on one level, with a strong central core.

“Guests gravitate towards the central courtyard and pool area now that a variety of spaces have been opened up and flow into what is the ‘welcoming heart’ of the site,” said Designworks’ Group Head of Spatial Design Clark Pritchard.

“The overall style is relaxed and inviting, using a fresh and natural palette of materials interjected with pattern and colour to reflect the Pacific holiday concept while also celebrating New Zealand and Pacific modern art, flora and fauna.”

Jacques De Lange, Managing Director of construction company Format, said they were “proud” to deliver the transformational project.

“Holiday Inn confirmed the strength in their brand by investing hugely in an improved facility,” he said.

“Hotel General Manager Scott Schaefer, the hotel management and design team were outstanding in the delivery process of this lovely project.”
